Roger Etchells & Company was established in Birmingham in 1981 and moved to Ashby de la Zouch in Leicestershire in 2004 to better serve its local and national clients. Richard Tilbrook, a chartered surveyor and registered valuer, continues in his role providing personal attention at director level for all clients. We deal with the sale, letting and acquisition of commercial property, rent reviews and lease renewals, valuations, planning and licensing, business rates and property management. Over the years we have acted for a range of local and national clients ranging from individuals to major public companies.
Services
We provide a complete consultancy service with an emphasis on contentious proposals. We are best known for leisure and retail but our expertise embraces all kinds of projects. We deal with planning, listed building and advertisement applications and appeals, expert evidence at appeals, advice on planning policy matters, Enforcement Notices and advocacy at planning hearings.
We provide both a local and nationwide service throughout England and Wales and deal with all kinds of commercial property. Provided there is no conflict we accept instructions on behalf of Landlords or Tenants to act in obtaining the best possible settlement. Whilst generally these matters are settled by detailed research and negotiation, we also act in the capacity of Expert Witness in the event of continuing dispute. We are members of the RICS Helpline and provide initial advice free of charge to any party faced with a rent review or lease renewal.
We advise on business rates liability in relation to all kinds of properties. Because of the possibility of rating liability going up as well as down as a result of an appeal, careful appraisal of assessments is necessary ahead of submitting an appeal. All commercial properties are subject to regular revaluation.
We act in the acquisition and disposal of retail, leisure and other commercial properties, both locally and nationwide for occupation or investment. Our knowledge of retail centres nationwide has enabled numerous successful expansion campaigns for both large and small clients. Acquisition services include site identification, valuation and development advice and negotiations. On disposals, we advise on rental and sale values and marketing including media selection for maximising price and rent achieved.
