In Scotland, it is a legal requirement for sellers to market their property with a Home Report. If you are thinking of buying a property, the Homebuyer Report offers thorough inspections with independent expert advice from our surveyors. Our team of experienced Chartered Surveyors are on hand to produce the right Home Report for you.
A home report is a document required to be produced by any seller of residential property in Scotland. They are designed to give buyers useful and necessary information regarding any property they are considering buying. Home Reports provide peace of mind for everyone involved and ensure nobody is left in the dark when a property transaction is underway.
As one of the documents included in a Home Report, an Energy Performance Certificate (EPC) in Scotland is a crucial legal requirement needed to sell your home. As well as complying with legal standards, an EPC is highly beneficial for homeowners as it details your home's energy efficiency and, if positive, can help attractive buyers a lot quicker For a comprehensive and professional EPC for your property in Scotland, contact our expert team today.
Our Home Reports are always accompanied by a Mortgage Valuation. The valuation is not required by law for the completion of the Home Report, however it is necessary for obtaining a mortgage from mortgage lenders. Our surveyors are qualified to undertake purchasing and re-mortgage valuations. The Mortgage Valuation is designed to help inform mortgage lenders of the value of the property for loan purposes.

Called Wendy at the Ayr, she struck up a good rapport with me, she was sensitive as the house I was wanted surveyed was of my late mother who had recently passed away, she gave me a verbal survey date, then emailed a confirmation, then emailed me back when the survey was done, forwarded all the Portal infomation, kept me updated and sorted everything without a glitch, first class in a sensitive time, would certainly recommend.

I wanted a building survey, but after sending several messages and e mails I eventually got a reply, which I answered, again no reply, my personal view if they cannot even reply to messages how can you trust them to do a survey? By past experience if it starts off bad in usually continues that way, so walk away before risking any money to find the rest of the service is bad, clearly they are not professional or don't need/want the work, so better to walk away. Find another company who needs and wants your business.
