Carter Fielding is a Building Surveying practice with its head office in Kingston-upon-Thames and local offices in Kensington and Leatherhead. The practice has been established in the South West London and Surrey area for over 25 years.
During that time our surveyors have inspected buildings of all shapes and sizes and know the differing forms of construction and the problems that can arise. For example roofs can be covered with man-made or artificial slate, clay or concrete tiles, thatch, asphalt, felt, lead, zinc, single sheet membranes and glass fibre. All have their own advantages and disadvantages and often it is work that has been done over the years that is the problem, rather than the original materials, although as time passes all building materials weather and deteriorate.
As a result of their experience, our surveyors can consider the issues and reflect in their reports on the severity of a particular defect. The conclusion will range from no work needed through monitoring and further investigation to planed or urgent repair being needed.
Our Building Surveyors, Architectural and Structural Design teams work together to prepare drawings and specifications for work to enable our clients to achieve the desired changes to their buildings. This can range from extensions and remodelling through to major refurbishment of Listed Buildings and estate planning. We have also designed new houses for private use and developer clients.
As part of our service, measured drawings can be prepared and advice given on Planning, Building Regulations, Party Walls and other statutory matters.

Over this period we have worked with numerous owners, occupiers, managing agents, solicitors and other advisors to provide advice and guidance. Investors and tenants often require Building Surveys from Carter Fielding prior to purchase or occupation. These documents can be used for negotiation and can also form the basis of a record of the building, often supplemented with a schedule of condition which can be used in future to help define repair liabilities at the end of a lease.
Whilst in use building can suffer from weathering and inadequate maintenance; our surveyors will inspect and prepare specifications and arrange for repair to be carried out to allow the building to be used to its best advantage.
We also prepare floor plans for attachment to leases and for checking lettable areas where these need to be determined. These drawings are prepared in accordance with the RICS Guidance for such work so that there is a consistent approach to calculation.
Commercial properties vary greatly and we have reported on shops and offices in historic buildings, newly built premises, 20th Century buildings in various states of disrepair, warehouses and industrial buildings, 15th Century public houses and modern bars in the City of London. Consequently we have a wide knowledge of construction materials and techniques which allows us to give measured and practical advice to our clients.

We used Peter Barry Chartered Surveyors (Steve Hobbs and Joanne Bartlett) to carry out our recent valuation report for our lease extension; we had already used them previously (Justin Burns) to draw up a party wall agreement. Peter Barry Surveyors carried out a full building survey for us in April 2020, in the midst of the Covid-19 lockdown. Naturally things moved slightly slower than would otherwise have been the case, but the process went ahead in straightforward fashion and the report, once delivered, was professional and comprehensive. The survey of our roof was carried out very promptly and the detailed report delivered within a week. The report was laid out clearly with any technical terms explained (and a useful graphic illustrating common building terms is included): photos were employed to identify the key problem areas. Recommendations for actions to be taken were given in order of priority, taking into account our budget constraints. All in all, a good professional service.
