These are our most popular types of survey and are ideal if you are buying a residential property. It is important to choose the right type of survey for the property you are buying, and we can help advise which one is right for you, ensuring you can make an informed decision about the property and any defects which require attention.
These valuations need to be compliant with the RICS Red Book and undertaken by an RICS Registered Valuer. Our reports are compliant with TARGET HCA requirements and all Housing Association requirements. The standard reports are valid for three months, however, if the valuation report needs to be extended we can provide and updated report, usually at no extra cost.
Thornes are able to provide advice on land and development schemes, ranging from single storey extensions through to major planning applications for housing and industrial estates. If you are selling or buying a parcel of land or need an appraisal of a larger site, or need help with section 106 and CIL charges we have the specific expertise required.

Thanks to Luke for the awesome detailed survey! Being first time buyers we opted for a Level 2 survey and found the report to be extremely detailed and did pick up some things that we would not have otherwise seen on our 15 min viewing window with the estate agent. They also use a traffic light system which highlights the severity of them too so would definitely recommend.

Extremely impressed with the level of service provided by Thornes and in particular Luke who completed our survey. The attention to detail was very much appreciated for us as first time buyers and everything was explained thoroughly from the process to the survey points and anything in between. I asked Thornes for a full builders survey of a 100 year old 3-bed semi-detached house I was purchasing in Dorchester. The quoted money and timescale were good, and being a RICS surveyor I felt assured they would be thorough. However, all expectations were surpassed in every way. The 126 page survey completed by Luke Barents was turned around in a very fast time, and emailed to me late on a Sunday evening.
They were happy to comment on a potential loft extension / basement conversion at no extra cost, and Luke was available to discuss issues around damp warranties and work carried out previously (if it had the required local planning permission). Every nook & cranny was covered and photographed (e.g. photos above the guttering from above, next door neighbour's damp proofing).
He was so helpful, I felt like I fell completely on my feet. The survey allowed me to negotiate a discount on the purchase price of the house. Also Caroline (organising the survey) was also very friendly. I would highly recommend Thornes to anyone requiring a house survey of any kind. There is no need to look any further.
