Party Wall Surveyors

RMA Surveyors Ltd are party wall surveyors. We are members of The Faculty of Party Wall Surveyors. We provide Party Wall surveying and advice in compliance with The Party Wall Act 1996. We act on behalf of building owners and adjoining owners, as well as agreed surveyors for both parties.
A Party Wall usually separates buildings belonging to different owners, but could include garden walls built astride a boundary (known as party fence walls) .
The Party Wall Act is designed to avoid and minimise disputes. It makes sure property owners notify adjoining owners in advance of proposed works. Typical examples include cutting into a party wall, inserting a damp proof course or flashing and demolishing and rebuilding a party wall or structure.
It’s important to remember that notice should be served even if works are being undertaken only to your side of a wall.

Dilapidations

RMA Surveyors Ltd provide interim and terminal schedules of dilapidations and advice on behalf of Landlords and Tenants of offices, industrial and retail premises.
We use our technical construction expertise to interpret lease documentation, undertake surveys, compile schedules of dilapidations, make detailed cost assessments of works required and undertake dilapidations negotiations. Where building works are required to be completed we are able to specify, tender and oversee reinstatement.
We also undertake incoming schedules of condition for parties entering into new leases. All our schedules provide a detailed assessment and photographic record of the condition of a property at the beginning of a lease.

Richard undertook a home buyer survey for me on a proposed house purchase in the Thatcham area. I had a couple of telephone conversations with him personally prior to the survey and I felt comfortable asking him some questions and pointing out a couple of specific issues that I was aware of with the house. Richard was open to my contacting him and extremely approachable and happy to listen.
The report on the survey arrived just over a week later; it was thorough (including photographs), informative and very easily understood (i.e. no "jargon" that only a CS would understand)! Again, Richard was happy to take a call from me and answer a few more questions which satisfied some minor concerns I had. All in all, I have no hesitation is recommending Richard, and RMA Associates.
The report on the survey arrived just over a week later; it was thorough (including photographs), informative and very easily understood (i.e. no "jargon" that only a CS would understand)! Again, Richard was happy to take a call from me and answer a few more questions which satisfied some minor concerns I had. We appointed Richard Mountain of RMA Surveyors to act on our behalf, as our neighbours had commenced work excavating right next to our house, without serving a party wall agreement. Richard's knowledge and expertise helped resolve the issue and allowed our neighbours build to continue whilst protecting our property, which was our biggest concern. Unfortunately our neighbours chose to ignore the first award and we had to engage Richard again to go through another award.
He worked extremely well to support us and offered a voice of reason to ourselves, our neighbours and the barrister we had to engage. Richard gave us the confidence that we needed throughout the entire process. His is extremely thorough and practical, his communication was very proactive and he dealt with sensitive issues in a professional and timely manner, often coming out at short notice. I would fully recommend Richard for any party wall agreement.

I was in the process of appointing Richard Mountain (RMA Surveyors) to act as our party wall surveyor when he told me that a notice we had served on our neighbour was invalid because we had served it ourselves (he said it had to be served by the party wall surveyor). When my wife politely queried this he became hostile and defensive and then refused to act! Luckily the surveyor we went on to appoint was great (as was the surveyor we appointed for our neighbour). Neither had any problem with us serving the notice! I think it is worth taking the time to shop around for a knowledgeable surveyor who is happy to answer your queries.
